About one state, read closely

We built this for one state, on purpose

National DSCR marketing reads the same in forty states. California does not underwrite the same way, and the difference is almost never the rate.

Why a California-only brand

DSCR underwriting is a single division, and it travels badly. The rent and the loan amount are the easy part. What decides a file is the third and fourth lines of the housing cost — property tax and insurance — and in California both of those behave unlike anywhere else in the country. A change of ownership resets the assessed value. Special taxes and parcel assessments sit on the same bill. Insurance availability now depends on the parcel, not on the borrower.

Then there is what the rent can legally be. Statewide tenant protection law limits increases on many older buildings, several cities run their own stricter ordinances, short-term rental rules are set city by city with licensing caps, and ADU rules have changed repeatedly. A coverage ratio calculated without those facts is a guess wearing a number.

So this brand does one thing. It reads California rental property the way a California lender reads it, and it says plainly when a file does not work.

How we work

We start with the property, not the application. Address, unit count, rent, the county tax bill, an insurance quote and any HOA dues — and from those we can usually tell you which programs a file clears before anyone pays for an appraisal. Where a number is missing, we say which number we need rather than assuming it.

We are a mortgage broker, which means we arrange and shop financing from wholesale lenders. That is a meaningful difference: coverage floors, reserve requirements, rent documentation rules and vesting requirements differ by lender and by program, and a file that one lender declines for thin reserves is sometimes a straightforward approval at another. We do not lend our own funds and we cannot promise an approval — underwriting and lender approval are always required.

We do not publish rates, and not because we are being coy. A rate is a function of the property, the loan amount, the entity, the reserves, the market and the lender. Publishing a number without those is marketing, and it creates an expectation we would have to walk back later. The calculator leaves the rate field blank for the same reason.

Who we work with

Investors buying their first rental and investors refinancing a portfolio. Owners holding title in an LLC, a trust or a personal name. People buying a fourplex in Koreatown, a tract home in Rancho Cucamonga, a duplex in Midtown Sacramento, a hillside house in Oakland or a furnished unit in the Coachella Valley.

What they have in common is that the property has to carry the loan, and they want to know before they are committed whether it will. That is the conversation we are set up to have.

What we do not do

We do not arrange consumer mortgages. No primary residences, no second homes, no owner-occupied financing, and no personal-use proceeds — our California license is a commercial mortgage broker license, and every program here is business purpose. If you tell us you intend to live in the property, we will not take the request; that is not a program we are licensed or set up to place.

We also do not publish market statistics, appreciation forecasts or rent-growth assumptions. Where a number matters — a tax bill, an insurance premium, a rent — it comes from the parcel, with a document behind it.

Start with the property

Send the address, the rent and the county. If the numbers work we will say so; if they do not, we will say what would have to change.
